Asbestos Surveys

From the 1950s through to its eventual ban in 1999, asbestos containing materials were used extensively in all manner of buildings and items. Given the popularity of asbestos and the long period during which it was used, it has been estimated that somewhere in the region of half a million commercial, public and industrial properties could very well still contain asbestos in some form.
As a result of the potential health hazards of exposure to asbestos, The Control of Asbestos Regulations 2012 were established. These regulations make duty holders of non-domestic properties legally obliged to take accountability for managing asbestos. The regulations apply to absolutely all industrial, commercial and public premises, and even extend to communal areas of rented residential buildings.
At the core of adherence to these regulations is the mandatory requirement that duty holders of certain premises carry out a comprehensive survey for asbestos risk assessment, and that this survey be undertaken by a Competent Person.
There are two types of asbestos surveys described in the Health and Safety Executive’s guidance document HSG 264 Asbestos: The Survey Guide.
Asbestos Management Inspection Survey
A Management survey is the standard survey. Its purpose is to; locate the presence, extent and condition of any suspected Asbestos Containing Material (ACM) in the building which could be damaged or disturbed during normal occupancy. This would include foreseeable maintenance and installation, and to assess their condition.
Asbestos Refurbishment and Demolition Survey
A Refurbishment and Demolition survey is needed before any refurbishment or demolition work is carried out. This type of survey is used to locate and describe as far as reasonably practicable, all ACMs in the area where the refurbishment work will take place or in the whole building if demolition is planned.
