Property Owners/Managing Agents Service
Managing agents and property owners of commercial or residential buildings with common areas have responsibilities for ensuring their properties are compliant with the following items of legislation:
- The Regulatory Reform (Fire Safety) Order 2005
- The Control of Asbestos Regulations 2012
- The Management of Health & Safety at Work Regulations 1999
At Lighthouse, our consultants have the qualifications and experience to conduct the appropriate surveys and assessments to ensure your buildings are legally compliant.
Furthermore, if you have a portfolio of buildings that require risk management support, we can provide a fixed price structure, allowing for effective budgeting and economies of scale.
Details of the commonly requested surveys and assessments for owned or managed buildings are as follows:
Fire Risk Assessment
The building in question will surveyed and assessed by a qualified consultant based on the applicable HM Guidance publications for the building. The findings and recommendations will be provided within a report along with a detailed action plan of issues requiring attention to ensure compliance with your obligations under The Regulatory Reform (Fire Safety) Order 2005.
Asbestos Surveys and Re-Inspection Surveys
An Asbestos Management Survey (formerly known as a ‘type 2’ survey) will be carried out by a BOHS P402 qualified consultant to HSG: 264 standards. Samples will be collected and analysed by a UKAS accredited laboratory, the results will be considered and a detailed report will be prepared containing the findings and recommendations to assist in compliance with The Control of Asbestos Regulations 2012. Where Asbestos Containing materials (ACMs) are uncovered, a re-inspection survey can be carried out annually to ensure the ACM is safely managed periodically.
General Risk Assessments
The building will be surveyed and assessed by a qualified consultant against applicable legislative standards under health and safety law. The findings and recommendations will be provided within the report along with a detailed action plan of issues requiring attention to ensure compliance with your obligations.
